Eighth Gate is led by a founder of eighteen years' practice across lending, investing, acquisition, restructuring, portfolio management and development. Most property advice in Australia carries a conflict. Eighth Gate was built to remove it. Strategic lending, advisory, property management, development, and capital partnerships sit inside one Group, so the advice given on Monday is the same advice tested by every other arm of the Group on Tuesday.

Behind that standard sits a personal eight-figure property portfolio and $250 million of residential development across South-East Queensland, 2025 to 2029, the Group's own capital, on the same market it advises. The conviction asked of a client is one the founder already lives.

The Method

We recommend on evidence, not opinion.

Every property is tested against the two passive levers of capital growth: inflation, the universal floor under nominal values, and supply and demand, the local lever that decides whether a suburb outpaces it. Population growth and infrastructure sit inside demand: infrastructure draws employment, employment draws population, and population is housing demand. Each claim is verified against PropTrack, Cotality and the public record. When the evidence does not hold, Eighth Gate does not recommend. That discipline is the whole of the product.

Inflation

The first passive lever. The universal floor under nominal values: construction costs, wage growth feeding borrowing capacity, land outpacing the improvements that sit on it.

The second passive lever, and the local one. Whether a suburb outpaces inflation is decided here, where demand meets constrained supply.
