Most property and buyer advocacy carries a significant cost, while the asset being recommended is supported by little real evidence as to why it should be acquired. The recommendation tends to arrive wrapped in language that is rarely explained, and often cannot be.

If we would not buy the asset ourselves, or advise our nearest and dearest to acquire it, it will not be put in front of you. Nothing is recommended that does not meet the firm’s own benchmark.

Evidence before opinion

Every recommendation is built on verified data, PropTrack, Cotality, the public record, and the levers of capital growth: population, supply and demand, infrastructure, inflation and capital improvement. Where the evidence does not hold, Eighth Gate does not recommend.

The whole position

An acquisition is never read in isolation. Structure, lending, and the long-term sequence are assessed together, because the property a household can hold is decided by far more than the property itself.

Independent of the sale

Eighth Gate applies the same standard whether a property is one of its own developments or sourced elsewhere. Each is put through the same diligence before it reaches a client. The recommendation answers to the evidence, not to a commission.
